The work of this section is for the labor and materials to complete the fabrication of windows as shown on the architect’s drawings and as specified herein. All windows covered by this specification shall be fabricated by:
Optimum Window Mfg. Corp.
whose name and products are used to establish the standard for this project. Other manufacturers must be approved by the architect at least ten business days prior to the bid date, through submission of samples and evidence showing that the bidder has been fabricating window products of this type and quality for at least five years. All work shall include, but not limited to, the following:
- Steel windows formed from hot rolled steel sections. (fixed, casement, projected or doors)
- Weather-stripping on operable sections.
- All sash anchors, mullions, covers and trim.
- Insect screens. (optional)
- Factory applied finishes.
- Installation, Section_______

- Manufacturer shall have experience in the manufacture of heavy intermediate steel windows.
- Installation of windows shall be done by experienced window and door installers.
- Allowable tolerances: Size dimensions + or - 1.5mm (1/16in).
Air Test Performance Requirements:
- Air infiltration maximum .010cfm per foot of crack length at all operable units and 0.06cfm/sq ft for fixed units at 6.24 psf pressure differential when tested in accord with ASTM E283-91.
Water Test Performance Requirements:
- No water leakage at 6.00 psf pressure differential with water application rate of 5 gallons/hr/sq.ft. When tested in accordance with ASTM331-93.
- Upon request, the window manufacturer shall provide a test report from a qualified independent testing laboratory regularly engaged in testing windows to verify that his or her products conform to these test requirements.
Submittals:
- Samples (as requested)
- Typical 12” x 12” corner section.
- Sample of color and finish.
- Hardware (handles, & hinges)
- Typical glass dividing section (muntin) section.
Shop drawings and manufacturer’s literature:
- Submit for approval shop drawings showing sash and installation details, including anchorage, fastening and sealing methods.
- Dimensioned elevations showing overall window opening and sash dimensions.
- The manufacturer shall not commence any work until shop drawings have been approved.
- Color charts for standard finishes and sealant.
- The General Contractor shall be responsible for the protection and storage of the windows after delivery to the site.
- Store in designated areas as close as possible to point of installation.
Guarantee:
- Guarantee all materials and workmanship furnished and installed to be free from defects for a period of 12 months from the date of final acceptance or from date of substantial occupancy, whichever may be earlier. Repair or replace, at manufacturer’s option and expense, any materials or workmanship found to be defective under conditions of normal use during this period.
Materials:
- Heavy intermediate weather-stripped windows shall be manufactured from solid hot rolled steel shapes.
- Sections made from new billet steel with flanges rolled integral at the mill.
- Perimeter frames and ventilator sections shall have glazing rebates providing an unobstructed glazing surface of at least 1/2” in height.
- Combined weight of frame and ventilator sections shall be a minimum of 3.5 pounds per lineal foot. Frame section alone shall not weigh less than l.65 pounds per lineal foot.
- The ventilator sections shall have an integral groove for the reception of weather-stripping.
Muntins (Select One):
- Steel Tee Muntins
- Muntins shall be solid hot rolled from new billet steel with flanges rolled integral at the mill.
Hardware shall be as follows: (select hardware as it may apply to the specified project)
- Casement ventilators
- Out swing casements with Roto operators.
- Bronze cam fastener(s).
- Drop forged steel hinges with brass washers.
- Roto Operators: White Bronze
Simplex operated in or out swing casements: (Non-Roto)
- White Bronze cam handles.
- Drop forged steel hinges with brass washers.
- Stainless steel friction stay arm (one per vent) with adjustable friction shoe.
Projected in or out Ventilators:
- Bronze cam handles or bronze spring (pole operated) catches for project-in ventilators beyond reach.
- Ventilators shall be hung on heavy duty stainless steel four bar hinges with brass or stainless steel friction shoes.
Insect Screens:(Optional)
- Screens shall be fabricated from extruded aluminum and operate as a rolled down unit. (consult engineering dept.)
Paint:
Pretreatment: (4 Stage Process).
- High concentrate Super Terj wash. (degreaser) applied at 150 degrees Fahrenheit.
- Warm water Rinse.
- Iron Phosphate applied at 130 degrees Fahrenheit.
- Warm rinse with a non chrome seal etch.
Note: Entire pretreatment phase conforms to DOD-P-15328 for Mil-T704J military specs.
- Primer: Zinc enriched thermosetting Epoxy powder primer, baked at 325 degrees Fahrenheit.
- Finish coat: Electro-statically applied baked polyester powder coat finish, applied at 410 degrees Fahrenheit.
- Windows are to be fabricated in accordance with approved shop drawings.
- Prior to fabrication, all hot rolled steel sections shall be cleaned and de-scaled by shot blasting.
- Corners of frame and ventilators shall be mitered then solidly flash welded. Exposed and contact surfaces shall be finished smooth and flush with the adjacent surfaces.
Muntins:
- Steel tee muntins (and intersection) shall be notched and welded to the perimeter frame.
Glazing:
- All window units shall be designed for inside (or outside) glazing.
- Provide continuous snap-in glazing beads suitable for specified glazing.
- All glass to be set with approved glazing tape and a cap bead of specified silicone throughout glass perimeter.
- Continuous EPDM weather-stripping shall be applied to the extruded groove of the ventilator sections, and shall be on the same plane around the perimeter of the ventilated area.
Casement Ventilators:
- Roto operated out-swing casement ventilators shall be hung on close type hinges.
- Provide three hinges when ventilator height exceeds 5’6” in height
- Provide two casement fasteners for ventilators over 4’0” in height.
- Casement fasteners and roto operators shall be shipped loose for field installation.
Simplex operated in or out-swing casements. :
- Casement ventilators shall be hung on close-type hinges.
- Provide three hinges when ventilator height exceeds 5’6” in height.
- Provide two casement fasteners for ventilators over 4’0” in height.
- Casement fasteners shall be shipped loose for field installation.
- Limit stay (friction device) shall be applied at the head of the ventilator (casements only).
- Sill push-pulls (when specified) shall be supplied for ventilators that when opened, the cam fastener is beyond reach, such item shall be shipped loose for field installation.
Projected Ventilators :
- Project-in or project-out ventilators are hung on stainless steel four bar hinges, having friction maintained by a sliding stainless steel or brass shoe with a set screw adjustment.
- Provide two handles (fasteners) or spring (pole operated) catches per ventilator where sash width exceeds 4’0”, such item shall be shipped loose for field installation.
Rolled down screens shall permit easy attachment and removal from the interior. For further specifications refer to screen section).
Factory Finishing:
- After fabrication all, steel windows, doors, muntins, mullions, and trim shall be shot blast and passed through a 4 stage pretreatment.
- After treatment, one coat of Zinc enriched epoxy primer is applied and oven baked.
- Upon completion of the prime coat, all windows and miscellaneous materials are electrostatically sprayed with a baked on Polyester Powder Coat finish (in the specified color).
- Color shall be as selected by the architect from Optimum’s standard colors. (Optional colors are available; consult with Optimum representative)
Execution:
Inspection:
- All supplied material shall conform with approved shop drawings.
- Any conditions which may affect the window installation must be corrected prior to the commencement of the installation.
- Windows specified under this section shall be installed by experienced personnel only
- Windows are to be installed in strict accordance with approved shop drawings
- Set units plumb, level, without warping or racking of frames.
- Units are to be secured to surrounding construction with approved fasteners.
- All exterior joints between the sash, trim and mullions shall be properly sealed air and watertight with an approved sealant and neatly pointed.
- Attach hardware, as required, and adjust ventilators to operate smoothly without twisting and be weather tight when set in the closed position.
- Repair any abraded areas on the factory finish.
Cleaning:
After installation, window installer shall leave window surfaces clean and free of foreign matter, and ready to receive glass and glazing.
